Terms & Conditions

1. Introduction

  • These Terms and Conditions apply to all bookings made with FiveM Apartments, a serviced apartment provider based in London.
  • By confirming a booking, you agree to comply with these Terms and Conditions. FiveM Apartments reserves the right to amend these terms at any time.

2. Booking and Payment

  • Booking Confirmation: A booking is confirmed only when full payment or a deposit (as specified) has been received. Once confirmed, you will receive a booking confirmation via email.
  • Payment Methods: Accepted payment methods include credit/debit cards, bank transfers, and any other methods outlined during the booking process.
  • Full Payment Due: If only a deposit was paid at the time of booking, the remaining balance must be settled by the specified date before check-in. Failure to pay the balance by this date may result in cancellation.
  • Pricing: Prices quoted at the time of booking are final. However, FiveM Apartments reserves the right to adjust pricing for future bookings.

3. Cancellation Policy

  • Guest-Initiated Cancellations:
    • Short Stays (Up to 7 Nights): For bookings of 7 nights or fewer, guests can cancel up to 24 hours before the check-in date to receive a full refund.
    • Long Stays (7 Nights or More):
      • 7 to 14 Nights: Guests can cancel up to 72 hours before the check-in date to receive a full refund.
      • 14 to 28 Nights: Guests can cancel up to 7 days before the check-in date to receive a full refund.
      • 28 Nights or More: Guests can cancel up to 14 days before the check-in date to receive a full refund.
    • Airbnb Bookings: For bookings made through Airbnb, guests must cancel 5 days before the check-in date to receive a full refund.
    • Non-Refundable Bookings: Bookings made under a non-refundable policy are non-cancellable, non-amendable, and non-refundable.
  • Changes to Booking: Requests to modify booking dates or apartment type will be subject to availability and may incur additional charges. Please note that the rates for the newly booked nights may differ from the original booking and will be based on the current rates at the time of the change.

4. Check-in and Check-out

  • Check-in Time: Standard check-in is from [3:00 PM] on the day of arrival. Early check-in may be available on request, subject to availability and additional fees.
  • Check-out Time: Standard check-out is by [10:00 AM]. Late check-out may be arranged subject to availability and may incur extra charges.
  • Online Check-in: All guests are required to complete an online check-in form, which includes providing one form of photo ID. This online check-in must be completed before arrival, as entry codes will only be released upon its completion.

5. Occupancy and Use of the Apartment

  • Maximum Occupancy: Each apartment has a specified maximum occupancy, as noted in the booking confirmation. Exceeding this occupancy is not permitted and may result in termination of the booking without refund.
  • Purpose of Use: Guests agree to use the apartment solely for residential purposes. Parties, events, and any commercial activities are strictly prohibited.
  • Noise and Disturbance: Guests must keep noise to a minimum to respect neighbors and other residents, particularly between [10:00 PM and 8:00 AM]. Loud music, disruptive behavior, or any noise that disturbs the quiet enjoyment of other residents is strictly prohibited. Failure to comply with noise policies may result in immediate termination of the booking without refund if warnings are consistently ignored. FiveM Apartments reserves the right to take any necessary action to ensure compliance, including the involvement of local authorities if necessary.

6. Liability and Security Deposit

  • Security Deposit: A refundable security deposit may be required at check-in. This deposit will be returned after an inspection of the apartment, provided there is no damage or missing items.
  • Damages: Guests are liable for any damages to the apartment or its contents during their stay, including damage resulting from negligence or misuse. The cost of repairs or replacement will be deducted from the security deposit or charged to the guest’s payment method.
  • Personal Property: FiveM Apartments is not responsible for the loss, theft, or damage of any personal property brought onto the premises.

7. Guest Responsibilities

  • Apartment Security: Guests must ensure all doors and windows are locked when leaving the apartment to prevent unauthorized access or damage.
  • Keys and Access Cards: All keys, access cards, or codes provided to guests must be returned upon check-out. Lost or unreturned items will be subject to replacement fees.
  • Cleanliness and Waste Disposal: Guests are responsible for maintaining general cleanliness within the apartment. All rubbish and waste must be disposed of in the designated refuse disposal areas provided by FiveM Apartments. Failure to dispose of waste appropriately may result in additional cleaning fees.
  • Fixture and Fittings Care: Guests are expected to treat all fixtures and fittings within the apartment with care. Any damage or excessive wear caused by misuse will result in charges to repair or replace the affected items.
  • Fire Safety: Guests must not tamper with or disable any fire alarms, smoke detectors, or sprinkler systems within the apartment. Any interference with fire safety equipment is strictly prohibited and may result in additional charges or immediate termination of the booking without refund.
  • Excessive Mess: Additional cleaning fees may apply if an apartment is left in an unsatisfactory condition beyond normal wear and tear.

8. Access

  • ·Throughout your stay, FiveM Apartments staff or contractors may need to access your apartment for maintenance, inspections, or other necessary purposes. We will aim to provide you with at least 48 hours’ notice and will strive to access the apartment during normal working hours. However, in cases of emergency or unforeseen circumstances, we may enter the apartment without notice.

9. Staff

  • Our staff are here to help and ensure a pleasant stay. FiveM Apartments maintains a zero-tolerance policy regarding any harassment, abuse, or violence directed toward our staff, third-party apartment providers and their staff, or any of our suppliers or contractors. Any guest found to be engaging in threatening or harassing behavior will have their booking terminated immediately, and the incident may be reported to the police.

10. Insurance

  • FiveM Apartments strongly recommends that guests take out adequate insurance to protect against theft, accidents, or cancellation costs. FiveM Apartments will not be held responsible for any theft, damage, or loss of personal belongings during your stay.

11. Privacy and Data Protection

  • Personal Data Collection: FiveM Apartments collects personal data necessary for booking and managing your stay. This information is handled in accordance with our Privacy Policy.
  • Third-Party Sharing: Personal data will not be shared with third parties unless necessary for processing bookings or required by law.

12. Complaints and Dispute Resolution

  • Reporting Issues: Guests should report any issues or complaints promptly to FiveM Apartments’ support team. We aim to resolve complaints quickly and to guest satisfaction.
  • Dispute Resolution: In the event that a complaint cannot be resolved amicably, both parties agree to seek resolution through arbitration or mediation before pursuing legal action.
  • Jurisdiction: These Terms and Conditions are governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

13. Amendments to Terms

  • FiveM Apartments reserves the right to amend these Terms and Conditions at any time. Any changes will be communicated to guests and posted on our website. Continued use of our services after changes indicates acceptance of the updated terms.
